Do I have to file my returns digitally?

Not yet but you very soon will have to - so it might be worth starting now. HMRC is introducing something called Making Tax Digital for Income Tax Self Assessment (MTD for ITSA) and this requires businesses and landlords to maintain their records digitally and report these to HMRC quarterly using compatible software.

 

For landlords with a qualifying income over £50,000, they will need to start this process from April 2026; for those with a qualifying income over £30,000 (but under £50,000), this is introduced from April 2027.
